The Greater Phoenix housing market is continuing to normalize in early 2026 as conditions move toward balance. After extended volatility, mortgage rates holding primarily in the high 5 percent range over the past several weeks have improved buyer confidence and increased activity.
According to the most recent ARMLS STAT report, active inventory is up approximately 28 percent year over year, bringing supply to just over 3 months. That increase has created more negotiating room while still supporting price stability. The median sales price remains in the mid $450,000 range, reflecting modest appreciation of roughly 2 percent compared to this time last year. Pending contracts have also risen month over month, signaling renewed engagement as rates stabilize.
These shifts matter beyond real estate. Housing supply, affordability and price stability directly influence workforce mobility, corporate relocation and talent retention. Employers who understand housing trends are better positioned to support recruitment and long-term growth strategies.
